No jargon. No pressure. Just clear,
honest advice.
We know that for most people, getting a mortgage is one of the biggest decisions they'll ever make. That's why we keep the process as straightforward as possible — walking with you every step of the way, and making sure you always know where you stand. Here's what working with us looks like.
The process
Step 1 - Let’s have a conversation
It all starts with a free, no-obligation chat. We'll take the time to understand your situation, your goals, and what you're looking for. There's no pressure and no commitment — just an honest conversation to see how we can help. You can reach us by phone, email, or by using our contact form. We'll find a time that works for you.
Step 2 — We search the market for you
As independent mortgage advisers, we're not tied to any single lender. That means we can compare mortgage products from across the whole market — finding the right deal for your circumstances, not just the most convenient one. We do the legwork so you don't have to.
Step 3 — We handle the details
Step 4 — We're here for the long term
Once we've found the right option, we take care of the paperwork and liaise with the lender on your behalf. We keep you updated throughout the process so you always know what's happening and what's next. No chasing, no confusion — just clear communication from start to finish.
Our relationship doesn't end when the mortgage completes. We'll be in touch as your circumstances change — whether that's a remortgage, a new property, or reviewing your protection as your life moves on. Many of our clients have been with us for years, and we wouldn't have it any other way.
A note on fees and protection
Impartial advice and no cost to you.
Alongside mortgage advice, we also help clients put the right protection in place — life insurance, critical illness cover, and income protection. It's something we feel strongly about, and we'll always make sure you've thought about it as part of the bigger picture.
Your Questions, Answered
-
When you go directly to a bank, you only have access to their own products. As an independent mortgage broker, we can search the whole market — comparing products from dozens of lenders to find the one that best suits your situation. We also handle the application on your behalf and support you through the whole process.
-
We've been helping people find the right mortgage for 25 years. We're independent, experienced, and take a genuinely personal approach — you'll always deal with someone who knows your case and has your best interests at heart. A lot of our business comes from referrals and returning clients, and we think that speaks for itself.
-
This depends on several factors — your income, your outgoings, your credit history, and the type of mortgage you're applying for. As a rough guide, most lenders will consider lending around 4 to 4.5 times your annual income, but there are lenders who will go higher in certain circumstances. The best way to find out is to have a conversation with us — we can give you a realistic picture based on your actual situation.
-
Not necessarily. We work with clients who are self-employed, contract workers, have multiple income streams, or have an employment history that's anything but straightforward. We know which lenders are more flexible and how to present your case in the best possible light.
-
Remortgaging means switching your current mortgage — either to a new deal with your existing lender, or to a different lender entirely. The most common reason is that your current fixed-rate deal is coming to an end. If you don't do anything at that point, you'll usually roll onto your lender's standard variable rate, which tends to be higher. We'd recommend getting in touch around 3–6 months before your deal expires so we have time to find you the best options.
-
Yes — depending on your circumstances. Some lenders are specifically set up to work with people who have had credit issues, including missed payments, defaults, or even a past bankruptcy. We'll be honest with you about your options and what's realistic.
-
It varies, but from the point of submitting a full application, a mortgage offer typically takes between 2 and 6 weeks. More complex cases can take longer. We'll always give you a realistic timeframe based on your situation and keep you updated throughout.
-
Typically you'll need proof of identity, proof of address, recent payslips (or accounts if self-employed), bank statements, and details of any existing credit commitments. We'll give you a clear list based on your specific situation before you get started — no nasty surprises.Item description

Absolutely. Keeping our clients informed is something we feel strongly about. You won't be left wondering what's happening or chasing us for updates.Item description

We'd never tell you what you must do — but we would always encourage you to think about it. If you have a mortgage, dependants, or people who rely on your income, the right protection cover means that if something unexpected happens, they're not left in a difficult position. We'll always talk through your options as part of our overall advice.Item description
-
Employer-provided cover (like death in service or group income protection) can be a good starting point, but it usually only pays out while you're employed there, and the level of cover may not be enough. It's worth reviewing what you have and whether it genuinely covers your needs. We can help you assess that.
